Covenants and Restrictions

Being familiar with the covenants and restrictions is very important to preserving our property values and the integrity of our community.

Do You Violate the Covenants?

You could be in violation without realizing that you are. Please become familiar with all of the covenants. They are in place to ensure a safe and pleasant community.

Here are the top 5 covenant violations by Homeowners:
  1. Failure to have projects approved by Architectural Control Committee (ACC).  (Article II Architectural Control Committee, Section 3)  Any structural changes, additions to homes, driveways, tree removal, play sets, storage buildings, garages, etc. If you are unsure whether you should get approval, check with a member of the Board.
  2. Trash Containers.  (Article VIII General Covenants and Restrictions, Section 19, Paragraph f)  Trash containers visible on other than trash pick-up day.  All trash cans should be out of sight and not visible from the street except on the day when trash pick-up is scheduled.  In our neighborhood there are 2 separate pick-up schedules depending on whether the lot is on the county pick-up schedule or the city pick-up schedule.
  3. Overall Maintenance of Lots.  (Article V, Section 2)  Keep grass and shrubs cut. Maintain an overall neat appearance and keep weeds and rubbish under control.  Place rubbish on the curb for pickup; do NOT cover drains and ensure sidewalk and road are clear.
  4. Placing of signs in yards.  (Article VIII, Section 8)  Acceptable signs are "For Sale" signs, signs for vehicular or pedestrian safety, and signs announcing a family event or accomplishment, and builder signs.  Political signs and Advertisements do NOT fit within this category of acceptable signs.
  5. Trailers parked in driveways.  (Article VIII General Covenants and Restrictions, Section 14)  No trailer, trailer house, boat, or recreational vehicle shall be parked on any Lot, except for such parking areas as specified by the Association pursuant to this section 14, or within enclosures, or behind screening erected in accordance with plans and specifications submitted to and approved by the Architectural Control Committee, or in the driveway, for a period of time not to exceed a total of 7 days per year to prepare the boat for the season and prepare the boat for storage. While nothing contained herein shall prohibit the use of portable or temporary buildings or trailers as field offices by contractors during actual construction, the use, appearance and maintenance on such a building or trailer must be specifically approved by the Association prior to its being moved on to the construction site.
